Gravity is your friend, walkers can fall but they can't climb. Romero had the right idea, a shopping centre (assuming you can secure it) is the ideal place to be in terms of resources.
On the likely assumption that you're on your own, you need somewhere that can be locked down but is easily accessible.
Top floor of an apartment has potential. Only lift and stair access but eventually that lift isn't going to work, which might be a good thing. If you can take out a section of the stairs with an axe and leave a rope to cover the gap, that would be ideal. You could do the same in a small house, it would be less exhausting climbing the stairs but small houses are vulnerable to being swamped.
Even numbers are a bad idea when people are trying to cling to ideas of fairness, any democracy where things can be split down the middle will lead to nothing being done. 3 is too little as it always leads to someone feeling shut out. 5 is about right, though I'd consider being on my own.
Screwdriver, carving knife, can opener, matches, hammer, blanket, canned food, heavy-duty clothes with no exposed skin, a flask, disinfectant, plastic sheeting and everything that's in the medicine cupboard.
I've no doubt forgotten something important.
My current three-floor rental house wouldn't be too bad, not ideal but wouldn't require me to risk myself very much.
It's located near multiple grocery outlets, corner stores and hardware stores and I can easily destroy the staircases and use a ladder to climb up (bringing the ladder up when I'm done).
I'd maybe always leave the front door open, taking a broom and adding a knife to the end of it and stabbing all the zombies which walk in. Not effective but would be an easy way to thin numbers in the neighborhood.
In addition, the house is connected to identical houses through the second floor walkway. Given time and effort, we could slowly clear out the three other buildings and use them as well.
Two, perhaps three. Larger groups would drain supplies too quickly, one is too risky to go out to salvage supplies.
Canned food with a can opener, makeshift long ranged spear-ish weapon (broom with knife attached to it, for example), hunting rifle, ammunition and a hunting knife.
2. I would bring my family, for sure. I would try to invite people that can be useful,but other than that, just my family.
3. Lots of canned food and water bottles, a combat knife if I ever get my hands on one, and even a pistol, but I would have to learn how to use it.
Question1: I think that no type of houses would be ideal. They all have their advantages and disadvantages. A shopping center or a mall ? Perfect in theory, but overcrowded with zombies (nice if you have a "regiment of infantry" to clean the place before settle down). A house in the wood or a farm ? Nice, but isolated, zombies can come from everywhere, etc... I think that the only rule is to be ready to be nomad, and for every place you stay, have a plan to get out.
Question2: No rules, again. The only important thing is to stay with people that you feel you can count on, if ever you meet anybody. No time for arguing with people, no time for big discussions, no time for phylosophy; if you feel that you have to run in front of you (or at your left, or at your right, whatever...) to escape and that some people are following you without having to ask for, and if at the end you are still alive, then stay with them.
Avoid panicking persons, stressed persons, nervous ones, angry ones, as much as possible. Escape from those who think they can be leaders of a group. They will bring you to death.
In such situation, you do not decide by yourself if you are a leader or not, your destiny will reveal you if you are one; and if yes, the rest of the group will follow you.
Question3: Everything to protect me from the rain, the cold, bad weather (clothes, etc), etc... Good shoes and several pairs if possible, as in the army -> if you want to survive you must be able at least to walk during miles and miles and miles .... anything to fight (here, where I live I'm not allowed to have guns, legally, so anything else), as much as possible of medicines, water, some food and ... goodbye ! (some batteries and light, if possible)
Currently I'm living in Berlin and this is the one place I totally wouldnt want to be during the zApocalypse.
I'd try to get to my parents immediately. They're living in one of the most "empty" regions of this country. Only about 50ppl/km² and the biggest City within range of about 80km has only 30k inhabitants. So this should be one of the regions with the least amount of zombies in this country.
The house is located in a village with only 100 inhabitants, another point for it. There's only 1 road into the village and it doesn't lead through, you can only leave on the very same road.
The landscape is flat. Really fuckin flat. More flat than an 8-year-old. Anyone getting near would be spottet hundreds of meters away.
My parents property is about 4000m² big and there already are some vegetables grown there with room for a lot more. Also they already have enough firewood stored to keep warm and cozy for about 3-4 years, not kidding. Only weakness is the fence, I'd like a solid wall more. But I'd say my parents property is more than most people here could wish for during the zApocalypse.
Getting some guns also is no problem, there's a hunter in the same village and he's my father's best friend, so hunting some deers and shit shouldnt be that hard as well.
I just have to hope my car is still in working condition when getting out of Berlin and that I can make it.
If not, well, I'm fucked and will be tasty instead I guess.
1) 'Safe houses' are typically meant for very short term use, so if that's what you really mean, anything with one, easily secured way of getting in, water, and a week of beef jerky will see you through. For the longer term, find a house with masonry walls in a rural but not isolated area, so that you get the benefits of the low zombie pop density, but the advantage of being not too far from built up areas to raid for supplies. It might take a while, but something where the windows aren't less than eight feet above the ground is a good idea. Your long run problem is people, not geeks, and you don't want anything you can be burned out of. It will also help if you're simply somewhere you won't be found. Have your community out of sight down a dead end road, with a believably natural-looking barrier at its entry point, and you'll probably never be noticed.
2) How many people? Lots. A small group can find itself dominated by a single person, or split by two people who detest each other, or can find itself missing a key skill. I'd go for as big a group as possible, because it's going to be crucial to hunker down, settle in, start growing crops, and build tech stuff. It helps romance prosper, too, and you want a doctor, a nurse, a plumber, farmers, an electrician, a carpenter, cooks, children, mechanics...
In a couple of years gasoline will become useless. You can have plenty of electricity to run things, including cars, but that's going to mean a good sized solar array, which means being stationary. If you're going to dry and can food for cold weather, you also need to be stationary. There are almost no benefits to being on the road.
3) Survival pack would include one medium to long range weapon; a shotgun with autoloader for close work, and a sword sharp enough to decapitate for quiet times and when ammo is low. My medium range weapon would probably be a small caliber, long barreled pistol, since experience tells me carrying two rifle-length weapons gets awkward. I'll want to carry several hundred rounds but still keep things lightweight, so a pistol as small as a .22 makes sense. Water, of course, and beef jerky. You can carry enough to live on for two weeks more readily than anything else. Zippo lighter. Some sort of arms and neck protector, which would only need to be things like leather wrist and forearm protectors, and a collar, though I'd get tired of the collar soon enough. The rest depends on where I'm headed. Emergency extremely lightweight tarp that can serve as a tent for a couple of days and a poncho otherwise is a good idea. Good walking shoes are essential. Gas siphon if I'll be driving. Real hunting knife. Multitool. A hatchet if I'm in the woods....

3. Food, medicine and water are the most important but probably something that would allow you to kill geeks at close range but small enough to be quiet so some sort of can opener (maybe), and some mode of transport maybe a bike.
A small farm in a countryfield. The city is a dead spot because with the collapse of society, there´s no more food coming there (and also, there´s exponentially more zombies in big cities), but in a farm one can cultivate their own vegetables, raise their own animals or go hunting, so supplies shouldn´t become such a serious problem.
The more the better. 10 people isn´t enough to repopulate the human race, and I´d like my settlement to last more than just one generation. Besides, the more working people you have, the more you can specialize your tasks and the more you´ll get done.
A basic first-aid kit, a small axe (I think they´re called hatchets?) for close quarters with zombies and a handgun for emergencies. I know how to make bows out of canes, so that would be my primary weapon, for pretty much the same reason Daryl uses a crossbow (mid-to-long range weapon that is silent, and you can always recover your arrows or carve new ones after you´ve fired them).
